Because it has these characteristics, regular maintenance is required to preserve its properties and functionality, avoiding or mitigating any pathologies. In this context, many factors can contribute to the appearance of pathological manifestations in squares, such as design factors, poor execution, environmental factors and use and maintenance factors. This study sought to identify, investigate and diagnose possible pathological anomalies in three squares in the Lagoa Nova neighborhood of Natal. To this end, the methodology adopted consisted of carrying out an on-site inspection, making records through a visual and photographic survey, and describing the recurring pathologies of the object of study, so that it would then be possible to detect their possible causes and origins. Finally, the Gravity, Urgency and Tendency (GUT) Matrix was used to determine the degree of prioritization for resolving the pathological manifestations in order to guide decision-making. It should be noted that the methodology adopted is simple, practical and effective, and can be easily applied in a variety of contexts, including building maintenance management.
