Therefore, the Evolutionary Method was adopted, combining the land value estimation using DCMDM with the building value quantification through the Cost Quantification Method (CQM). For the latter, two distinct approaches were applied: detailed budgeting and the Basic Unit Cost (BUC), allowing for a comparative analysis. The results showed an average difference of 41,18% between the values estimated by both methods, highlighting the influence of the chosen approach on the final valuation outcome. It is concluded that although the BUC offers greater agility, detailed budgeting provides higher accuracy, especially for properties with specific construction characteristics.
