In the case of urban real estate, the procedures must follow the guidelines established by ABNT NBR 14.653, in its Parts 1 (General Procedures) and 2 (Urban Real Estate). The aim of this work is to carry out a comparative analysis between two approaches applied to the Direct Comparative Market Data Method (DCMDM): treatment by homogenization factors and treatment by statistical inference. The analysis was applied to a property located in the city of Natal/RN, in order to evaluate not only the methodological procedures, but also the impact that each approach has on the final estimated value. The research is justified by the need to deepen technical knowledge about these methodologies, allowing us to verify their applicability and performance in the context of the local real estate market. The property analyzed was apartment 1103 of the L'acqua Condominium Club, located at Rua Lúcia Viveiros, 649, Torre 02, in the Neópolis district of Natal/RN.
