Asset management in small city governments faces challenges due to the lack of affordable solutions for preventive equipment maintenance, leading to higher operational costs from corrective repairs. Given the budgetary constraints that limit investment in complex systems, visual programming tools were employed, allowing for rapid development at a reduced cost. The application was designed to centralize the management of preventive and corrective maintenance, providing control and monitoring of air conditioning systems. The study follows an iterative methodological approach, including requirements gathering, modeling, development, and testing. Visual programming, with its ease of use and rapid adaptation, proved effective in improving asset management, offering centralized information organization and a swift response to operational needs.
