Real estate incorporation capital, initially connected to the reproduction of capital through the fulfillment of the desires and needs of the most affluent class of society worldwide, is considered a major agent of space production. In Natal, from 2000 onwards, the infusion of this capital in socially peripheral districts and regions of low differential income of the city and its metropolitan area caused important changes in the landscape, in the way lands are used and occupied, and in its socioeconomic and spatial dynamics. In Planalto, specifically, this is shown mainly by the rapid growth of its population, commerce and services offered in the last decade, leading us to the assumption that such transformations are intrinsically connected to the presence of real estate incorporation capital, which contributes significantly to the production of the urban space and variegated spaces in that district. Thus, we seek to investigate the profile of the real estate developers in Planalto, analyze the aspects of their real estate incorporation and interpret the performance of this space producer agent in the space-time frame of this study. This research used a bibliographic review, primary and secondary data from public and private agencies, field records, interviews with landowners and real estate developers who have worked or still work in this specific space frame and are representatives of public agencies.
